Four "boxes" pretty much all set, in place by noon. Workers continued through the day, naturally and will be back tomorrow. Crew from Empire were tireless.

Pine Grove and Pleasant Valley are kind of one and the same, exactly! Different branches of the same tree so to speak. What is it about them that has drawn you in?
@@Buffalomodular Yes! I purchased a manufactured house back in the 90’s and I looked at a ton of Pine Groves. They were proud of their hardwood cabinets and hardwood window sills standard in every home. I ended up getting a Colony but I still look them up to see what they offer.

The plan isn't available anymore from the factory site! It was something found a few years ago, but as long as it's a modular plan we can build it!!

1. How long can you expect your home on or near wetlands to hold up? Is it less longevity than homes not in these environments? What is the percentage, if so? 2. Is it often that mold sets in? How do you mold proof the home in wetland environments? 2. Does your company build near the lake placid area?
Designated wetlands area doesn’t necessarily have a specific soil density. The soil density for footing bearing requirements still needs to be measured whether you’re on or near wetlands or not. A lot of times areas are designated wetland, simply for top water accumulation, and may not indicate weak soils below grade. But regardless of where you’re building assessing the soil bearing requirements for your foundation, footers and loads is typically always required for town and engineering requirements. Water management is always an important thing to consider wherever your building. Drain tile sump pump and drainage Conductors from rainwater is always a part of any new home building planning requirements. It’s important to take water away from your house through these means and with final grading. Yes, we build in the Lake Placid area and we’d be happy to chat with you about your specific project. Yes I would say so. Sometimes there's nothing to report at all, but if there was something, this is a good example of what to expect.
So as of May 2024 my question is, could you do a turnkey in the state of New Hampshire? I am perfectly aware of direct ship, but with that you would need many different contractors versus turnkey. On top of that I really appreciate the amount of work and detail Buffalo modular homes does.

Yes plumbing is stubbed in the knee wall for a future bath.

I really like the basement ....I am not fond of basements but this was a great idea to place glass doors....that made a huge difference ....thanks for the tour

chalets are nice and all, but I see them as a waste of space in the living room with the huge vaulted ceilings, etc. And my biggest pet-peeve is it HAS to have a counter deep refrigerator, I HATE when the refrigerator sticks out like it does
Shelley’s are perfect when you have a really nice view and want to enjoy it from the outside and inside of the house as for the fridge, that’s true; a lot of people don’t get a counter-depth fridge, but even a counter depth fridge sticks out past the cabinets , because you have to be able to open the doors.
@@Buffalomodular the frigidaire twin refrigerator freezer doesn't stick out past the cabinets, it's built in, if it sticks out at all it's no more than an inch or two, compared to the several inches of a standard refrigerator
Nicely done! How many boxes were required to get that upper level, and the extended area in the living room? The trim on the ceiling is an especially nice touch - Lisa encouraged us to do that, but it wasn't cheap and we put the dollars elsewhere. Great video Jonathan.
Thanks! House was shipped on Foore carriers. Some of those modules got split apart to set shorter boxes on site. The upstairs all had to be finished on site.
can also be done after the fact for a lot cheaper
if not sure if you want to do it or spend on it, always worth prepping for it by running the electrical in the factory.
A must have! We included this option in our build.
It changes your workspace quite a bit! Lots of people think it’s only decorative but it’s very functional

@@Buffalomodular I do like the outdoor viewing options at all angles.
Although it is a chalet, we took elements from several different floor plans in the layout. The amount of light, with the very limited number of windows, is pretty striking. Empire wasn't the least expensive option by a distance. Other factories offered combinations that could have saved tens of thousands of dollars. But the second floor optionality played a huge role in our build, and ultimately in the street appeal as well. Do you want dormers? What about the pitch of the second story ceiling? Distance to your site? Quality control? Also - the issue with the wall in the bathroom was settled before we left Lyndonville. Some gadflies like to stalk these builders, but this is an example of responsiveness to us.

We did radiant in the basement floor. Only way to do it!! Anyone that doesn't because of cost will wish they would have!!!

what are your thoughts on doing a 48" single door cabinet rather than stacked?
48 inch would be a custom size, but either way I’m not sure it would look good. Clean lines are one thing, but that might be taking it a little too far.

Great content and thank you! I would like to share to everyone our build with no cracks in any drywall throughout the home since it was set April 13th, 2023 built by Pennwest Homes in Emlenton, PA. I'm going to tell why we had no cracks. We were our own GC as I have some experience in the trades. We went with ICF walls, insulated concrete foam walls that have an R value of 22 and are a solid slab!! No gaps and then set them on a SOLID concrete "Formadrain" footer. Our home is water tight and NO "settling" with "other" wall types.

Can you remove wetlands from state and federal? Is it possible if money was not a issue?
Yes it’s done all the time. There is a type of swap where your fees to remove go to ducks unlimited so they can theoretically buy new protected lands. I believe it’s typically 90k per acre.

My understanding is the ceiling treatment in the kitchen is a "Penn West" only thing. I liked it, but preferred some of the customization we could get out of Empire. After build, how expensive would you say it is to implement that in a 9 foot ceiling?
$800 for trim $400 for rough framing $1000 for drywall and finish. $2500-3000 retail.
Looks great, always loved it as a different way to make a home distinctive! There are many ways to spend $3,000 less efficiently. @@Buffalomodular
